Realtors and real estate investors have long been bitter enemies. Green real estate investors seeking no money down deals and throwing out extreme low ball offers as well as those banking big while doing less work infuriate Realtors. While on the other hand, many real estate investors can’t get over being snubbed by Realtors that are just too out of touch with the way things really work today. Then of course both are often pitched against each other in a battle for the dollar.

Not only are real estate investors then able to save money on listings and selling their own properties through the MLS, but they are also able to see what additional room is available in each deal and use that info as a powerful negotiation advantage. For example, if a seller is desperate and offering a bonus or additional commission for a fast sale. Investors can simply reduce the purchase offer they make and use this extra cash to build in more equity and spread. Or they can choose to take it as a commission payout to compensate them for cash out of pocket for closing costs or to rehab a property.
